Many Floor Plans Can Work on a Virginia Beach Waterfront Lot
A waterfront lot in Virginia Beach is not a regular lot with a better view. The water changes the flood note, the setbacks, and which way the main rooms have to face. A dock, a pier, a creek, and a view of the bay are not the same thing. One may put a boat at the door. One may give you a marsh and a sunset. The house still has to sit on the pad that is left after the setbacks and the flood requirement are drawn.
Start with that pad, not with a short list of plan names. Where can the house actually stand. Which side is the water. Where do the driveway and the garage have to go so the rooms you live in can face the view instead of the street. A family that falls in love with an elevation before those answers are on paper loses a season. The week you will live in the house is still the test. The water is the reason you are here. It is not a substitute for the survey.
The foundation can be adjusted. If the flood note asks the house to sit higher, or to be designed for that note, that is part of fitting the plan to the lot. It is not a reason to throw the plan out. We are not going to name a height, a cost, or a construction method on this page. Those belong with the survey, the elevation certificate if you have one, and a conversation at the showroom. Waterfront lots do not share one number.
If you see a starred price on a model, read it as a starting base. It is not a finished home on a lot. The land, the pier, flood-related work, and the finishes you pick sit outside that base. Do not add a lot price in your head and call it the house. Those are different figures.
Many Custom Homes of Virginia floor plans can work on a waterfront lot when the pad can take them. Width matters. So does the garage side, and whether the kitchen and the living room can look toward the water without fighting the setback. A plan that is right for a wide bay lot can be the wrong width for a creek lot, and the reverse is true too. This page will not attach plan sheets, and it is not the whole library. Sheets are a showroom conversation, because a sheet without the lot under it is only a drawing. Plans are published at chov.com/models. Several models have a second-floor or third-floor balcony option, so the view is part of the house and not only a first-floor window. That option is a question to ask once we know which way the water sits. A balcony on the street side does not help. A balcony that opens toward the water does. We would rather match that option to your lot than pretend one drawing is the waterfront house.
The Bellview, the Jamison, and the Ava are examples you can already look at on this site. They are examples. They are not the waterfront set, and they are not a limit. The Bellview is a large two-story plan of about 4,430 square feet, the one we open when the household is large and the pad can take the width. The Jamison keeps daily life on one level, about 2,920 square feet, with a finished room over the garage and its own bath. The one-story Ava is about 2,824 square feet and four bedrooms, which matters when stairs are the problem. The two-story Ava is a different house. Other plans in the library can fit a creek lot, a bay lot, or a narrower pad. Tell us who sleeps downstairs, who needs a separate suite, and whether the dining table is a daily fact. We can walk more than these three without turning the first visit into a contract.
None of this is a promise that a given Virginia Beach lot can take a given plan. A full soil report covers the foundation, septic, and well. We work with engineered systems and can arrange that with our vendors or the client's. Many waterfront streets are on public utilities. Some are not. Flood zone, and whether a dock already exists, are separate questions from the soil. Bring the survey and any note on the pier. We would rather tell you a favorite plan does not fit than draw it on a pad that cannot hold it.
